How much does it cost to demolish a house in Louisiana?

Demolishing a house costs about $6,000 to $25,000 in 2026, with most jobs near $10,000. The way to size your own number is per square foot: $4 to $17 nationally, and most commonly $5 to $10. Two Louisiana city guides put a typical Baton Rouge or New Orleans teardown at roughly $9,300 to $19,800.

Those are market figures, not our price list. Every demolition job we quote gets priced off the structure itself, because a wood frame house on a slab and a brick house with a basement are different jobs. The ranges below are for budgeting.

What a house teardown costs by size

Per square foot is the number that matters, because size sets the machine hours and the tons of debris. Here is how the guides scale it.

The high ends of those rows come from three things: a basement, a brick or block shell, and asbestos. South Louisiana houses almost never have a basement, which is one reason local ranges top out lower than the national high.

What pushes a teardown past $20,000?

Structure type is the biggest single swing. A wood frame house takes down at roughly $4 to $8 per square foot. Brick, stone and concrete run $8 to $17, because the material is heavier to break and costs more per ton to haul.

Then there is what is inside the walls. Houses built before 1980 are the budget risk. Asbestos abatement adds $5 to $20 per square foot on top of the demolition, and lead paint removal adds $8 to $15. A pre-demolition asbestos survey on a normal sized house runs about $650 to $1,200, which is cheap insurance against a mid-job stop.

Debris is the line people forget. Disposal can be 30 to 50 percent of the whole bill. A 2,000 square foot wood frame house turns into roughly 50 to 90 tons of debris, and landfill tipping fees average around $62 a ton nationally. Every extra mile to the nearest permitted landfill shows up in the quote.

Foundation removal is usually quoted separately. If the slab is sound and you are building on the same footprint, leaving it saves real money. If it has to go, that is concrete removal work, and the hole it leaves gets filled and packed. Our fill dirt cost guide covers what that material runs.

What does a demolition permit cost around Hammond?

Less than the national guides say. The City of Hammond publishes its demolition permit at $25 for residential and $100 for commercial. St. Tammany Parish publishes $100 residential and $250 commercial. National cost sites quote $100 to $500, so Louisiana comes in low here.

The Hammond permit comes with strings worth knowing. The property owner signs it, not just the contractor. Demolition has to be finished within 30 days of the date the permit is issued, so pull it once the crew and the disposal site are lined up. The application asks for the utility cutoff dates and where the spoils are being trucked. The owner has to seal all abandoned water, sewer, gas and electrical lines, leave the site clean, and cut the grass. The city only does a final inspection.

Unincorporated Tangipahoa Parish is a different story. The parish permit list covers building, land clearing, driveways and more, but does not list a demolition permit, and the published fee schedule has no demolition line. Call the Tangipahoa Parish Permit Office at (985) 542-2117 and ask what applies to your address before you assume either way.

How long does the whole thing take?

The machine part is fast. A typical three bedroom house comes down in one to three days of excavator work, and a small to medium house is cleaned up within a week once permits are in hand. Door to door, plan on two to eight weeks, because the waiting happens before the machine arrives.

Louisiana puts two hard waits on the calendar. State law (R.S. 40:1749.13) requires notice to Louisiana 811 at least 48 hours and no more than 120 hours before any demolition starts, not counting weekends and holidays. And if the job is a regulated asbestos demolition, LDEQ’s Form AAC-2 has to be postmarked or hand delivered at least 10 working days ahead. LDEQ enforces that unless the project is a genuine emergency, and the disposal verification form has to be on site during the work.

Utility companies often need two weeks or more to schedule a disconnect. Stack those up and the calendar is mostly paperwork, with a few loud days in the middle.

The asbestos question, answered plainly

Federal asbestos rules (the NESHAP) do not count houses with four or fewer units as a regulated facility, so a normal single family teardown is outside the notification requirement. Two catches. First, that exemption goes away when the house is coming down as part of a commercial or public project. Second, Louisiana requires a licensed contractor for any asbestos or lead abatement work worth one dollar or more. There is no small job exemption.

So on a pre-1980 house, get the survey. If it comes back clean, you have removed the biggest budget risk on the job. If it does not, the abatement gets scheduled first, by a licensed abatement contractor, and the teardown follows.
