Dirt work in Kenner usually starts with a permit from the city. Kenner is the most populous city in Jefferson Parish, and it has its own Inspection and Code Enforcement Department. Here, the demolition of any building must be permitted. Most of Kenner sits in a floodplain, so hauling in fill takes a permit too. The city runs from Lake Pontchartrain on the north to the Mississippi River on the south. Louis Armstrong New Orleans International Airport sits inside the city limits, just south of I-10. Most of the land between the lake and the river is low and flat.
J-Rod's Dirt Work is based in Hammond, LA, and Kenner sits inside our service area. We come south on I-55 across the Manchac swamp, then east on I-10 into Kenner. When an old or storm-damaged house has to come down, we handle the demolition. Sheds and garages come down the same way, and so do teardowns before a rebuild. Old driveways, patios, slabs and sidewalks come out with concrete removal. Low or sinking yards get fill dirt hauled in and spread. We match the machine to the lot: a Kubota SVL75-3 tracked skid steer or a Case excavator. We take commercial jobs too, like lots along Williams Boulevard, the city's main north-south road. Estimates are free, and no job is too big or too small.

Minor Kenner founded the town in 1855 on old plantation land. Its growth began in the late 1950s. Developers subdivided the swampland in the northern half of the city, then drained it and filled it. In the 1960s, Interstate 10 and improvements to Veterans Memorial Highway sped up the building. Kenner grew from 5,535 people in 1950 to 66,382 by 1980. Census figures put the median year built for Kenner housing at 1978. More than half of it went up before 1980, and about a third dates from the 1970s. That is a lot of aging houses and old concrete.
The city says most of Kenner lies at or below sea level, on land prone to subsidence. Rain is the most common source of flood water here. The low, flat ground gives that rain little natural fall, so it has to be pumped out. Drainage canals and pumping stations move it out past the levees. By FEMA's count, Kenner ranks in the top 10 in Louisiana for flood insurance policies. On your lot, our part is the yard. Fill raises the low spots, and land grading slopes the yard so rain runs toward the street. Most of Jefferson Parish is low too, and we also do dirt work in Metairie, just east of Kenner.
The city's Inspection and Code Enforcement Department handles permits for building work and demolitions of structures. One of its main objectives is fighting blight, with code sweeps through every district of the city. After Hurricane Francine, the city waived permit fees for storm damage, but repairs still need a permit. Once your demolition permit is in hand, we take the structure down and haul the debris off. Old footings and buried concrete come out with excavation. The lot is left ready for what comes next.
A rebuild has to meet Kenner's floor height rule. City Ordinance Chapter 5 Article IV sets the required height for property in Zone AE. There, the finished floor must sit above the FEMA base flood elevation. The rule reaches older houses too. When improvements or storm repairs reach 50 percent of a building's fair market value, it must meet new-building floor height. With the old house gone, we build the new pad to the grade on your plans. That is our site preparation work, with fill placed in lifts and packed firm.
